What kinds of properties do you finance?
Commercial real estate: multifamily with five or more units, office and medical office, retail, industrial and flex, mixed-use, self-storage and land for ground-up projects. Hospitality and special-purpose properties are reviewed case by case. See property types.
Do you finance houses or small residential rentals?
Our focus is commercial real estate. We do not arrange loans on homes you live in, and single-family or 1–4 unit rentals are not what we specialize in. If you are moving up from residential to your first commercial property, we’re glad to talk it through.
Are your loans for business purposes only?
Yes. Every loan is for a business purpose on a commercial or investment property, made to investors and their business entities. We do not arrange consumer, personal or owner-occupied home loans.
Are you a lender or a broker?
Amy is a private money broker. She matches your deal with private capital sources that fit the property and your plan, and guides it through to closing. Loan terms and final approval come from the lender that funds the deal.
What are your rates and terms?
They depend on the property, the business plan, the loan amount and underwriting, so we don’t publish rates. Send a few details about your deal and Amy will come back with what’s realistic for it.
How quickly can a loan close?
It depends on the deal and on third-party items such as the appraisal, title, environmental and property condition reports. Tell us your deadline up front and we’ll be candid about whether it’s achievable.
Do you work with first-time commercial investors?
Yes. Experience is part of every review and can shape the structure, but a first commercial deal is not a reason to say no. Bringing an experienced partner or property manager can help.
Where do you work?
Amy works with investors nationwide. Availability depends on the state, the property type and the loan program, so include the property location when you reach out.
Do you work with brokers and realtors?
Yes. Pratt Private Funding works with investor-friendly brokers, realtors, title companies and insurance agents. Referral partners are welcome to reach out.
How do I share financial documents safely?
Please don’t send Social Security numbers, bank statements or credit reports through this website or by regular email. When documents are needed, we’ll provide a secure way to share them.
